A home loan is the biggest regular payment most people will ever make. It's also the only one whose price can change without anyone telling you.
None of it is secret. Australian lenders publish their rates: 97 products across 17 lenders, all on the public record. Nobody's job is to put them next to each other, though, and nobody's job is to tell you yours moved.
At ANZ today, two home loans sit 0.85 percentage points apart. Same bank, same day, same price list. On a hypothetical $600,000 loan over 30 years, principal and interest, that gap is about $340 a month. The cheaper of the two is priced for borrowers at 60% LVR or under, which you generally find out after you've asked.
Every price on that list is a decision. A bank decides what to charge a new customer. Separately, it decides what to charge the customer it already has. The Reserve Bank has been quiet since May: three rises this year took the cash rate to 4.35%, then nothing. Lenders didn't stop.

Two of those went down, three went up, and none of it came from the cash rate.
Two numbers matter here. One is what your lender charges you. The other is what the same lender charges someone else for much the same loan. Your bank knows both. You know one.
We read what the lenders publish, every day, and put it in one place, ranked by comparison rate. That's the rate with the fees folded in, so two loans can be compared like for like. Every figure carries the date we read it and the page it came from.
We take no commissions or affiliate payments from lenders, and we're not a lender or a broker. A list of prices paid for by the industry it ranks isn't a list worth trusting.
If you're buying your first home, the same number matters earlier than you'd think. The rate you're quoted decides how much you can borrow, before you've picked a suburb.
Start with your own comparison rate. Then look at the best rate on the board for your LVR. Most people never check, which is why the gap is still there.
